Koi bhi share me tezi mainly 2-3 reasons se aati hai. Yato company strong profit kama rahi hai, ya to koi news aisa aaya hai jisse investors achanak jaag gaye ho. Pichle 5 mahino me Real Estate companies ke shares me bhari tezi hai. NIFTY real estate index ne 56% growth record kiya, jaha pe NIFTY 50 ne sirf 25%. Ye tezi shuru hui thi tab jab Maharashtra Sarkar ne Stamp Duty rates ko  kam kar diya tha. Yaani ye tezi news driven thi. Lekin 5 Mahina growth maintain karne ke liye, sirf news kaafi nahi hota hai. In sab ke liye Maharashtra Govt. ne pehla accha step liya tha 2020 ke august me, jab stamp duty rates ko kam kar diya gaya tha. Stamp duty ko 2% - Dec 2020 tak, aur 3% - March 2021 tak - kar diya gaya tha. Is step ke wajah se pichle 5 mahino me Real Estate Companies ke shares me bahut accha munafa kamake diya hai apne investors ko. Aur iske saath, january 2021 me, Maharashtra Sarkar ne Developers ke premium me 50% discount dene ka announcement kiya hai. Ye discount December 2021 tak chalega. Is announcement ke baad, Maharashtra me naye property kharidne par Stamp Duty almost zero ke barabar ho jayega. Ye naye home owners ke liye acchi baat hai. Aur isse new bookings badhegi. Lekin kya ye news based prediction long term tak sustain kar payega? Kya ye home buyers ke paas paise kam hona, Mumbai aur India me inflated housing prices ke issue ko bypass kar payega? Yaani average 450 Sq Ft ka thik thak ek flat ka fial price kuch 1 Crore se leke 80 lakhs tak aata hai. Ye price depend karta hai location ke upar. Jitna seher se dur, utna kam daam, utna zyada travel, utni zyada bheed aur traffic. E sirf Mumbai ka nahi, pure desh me Real Estate aur housing ka price inflated hai, aur aisa hi rehta hai. CHahe kitni bhi flats khali kyun na ho, ye prices kabhi niche nahi aati. Aur average salary ka growth pichle 5 saalon me 12-15% hi hai, wo bhi sirf gine chune corporates me. Yaani Average middle class salary hai 45-60k INR per month. Ab itne salary me aadmi ghar khareedega ya fir khana khayega? Ye ek bahut bada inequality hai jo sirf Premium kam karne se kam nahi hogi. Premium kam karne se short term me kuch ghar bikenge, salaried class festive bonanza aur New Year New Home ke resolution ke chalte shayad kuch flats book karegi, lekin jo probelm hai wo kam nahi hoga. 

USA me 2008-2009 ka jo financial crisis tha, uske peeche sabse bada haath tha housing and real estate industry ka. Waha par mortgage system chalu tha aur abhi bhi hai. Aur yahi wajah hai ki developers bhi wait kar rahe hain ki economy thdoa auraage badhe, koi naya banking institution aaye jo itna saara loan de logon ko, taaki wo apne range se bahar haath badhye. Lekin agar economy me jobs nahi badhe, agar desh ka manufacturing index nahibadha, agar agricultural sector bhi suffer kiya, to fir ek economic crisis bahut dur nahi hai. 

Lekin in me se bhi kuch aise real estate developers hai jaise Sobha, Brigade Enterprises, Mahindra Lifespace Developers, DLF, Godrej Properties, Oberoi Realty, Sunteck Realty and Indiabulls Real Estate, jinke shres ko pichle 5 mahino me 45-85% ka profit hua hai. Yaani jo kam budget waale ghar pe dhyan de rahe hain, unpe fous karna better hoga, bahut zyada premium segment me deal karne waalon ke liye bahut kuch nahi badlega.  Aur aise hi companies ke upar aapko dhyan dena padega, agar Maharashtra Sarkar ke 50% premium discount ka koi bhi labh uthana hai to.
